Reflections of 2022 - NWV Year in Review

The New Wave Villas team got 2022 off to a fresh start with a newly refurbished office, a full revamp with modern styling – the perfect way to see in the new year. There was little time to sit back and enjoy our updated surroundings before we had to hit the ground running with January notary appointments stacking up after the holiday shutdown.

February was a month packed full of viewings and there were barely any gaps in the diary although we managed to find time to enjoy birthday cake and cava celebrations with office manager, Karen.

March started much the same as February with plenty of viewings and new properties to list. The third week of the month was like no other as Mojacar and much of Spain was hit by a rare weather phenomenon – the Calima brought two days of spooky orange skies followed by days of thick sludgy red rain which coated the ground and the walls of houses from Andalucía to Madrid. In the days and weeks that followed, sales of power washers and white paint skyrocketed as the massive clean up began.

In May, Alex and Adéle took their annual trip to Vegas and managed to fit in a wedding vow renewal to celebrate 20 years of marriage. As always, Karen ably steered ship NWV for two weeks ensuring all pending sales were under control.

It was a long, hot, busy summer with people from inside and outside Spain making the most of the cessation of travel restrictions following two years of uncertainty. It was great to see Mojacar come back to life with all the fiestas finally resumed, including the Moros y Cristianos & San Juan in June and San Agustin in August. During the summer we found Karen’s mum Pam a fabulous new home by the beach and celebrated her moving in with lots of fizz on the terrace!

Summer wasn’t all fun in the sun as the political instability in the UK threatened to affect the property market domestically with an inevitable knock-on effect overseas. While the impact wasn’t felt too strongly in Mojacar it was evident that some buyers were rethinking their budget. The market continued to be buoyant in apartment sales, but villa sales saw a slight slowdown.

September brought a new influx of buyers and the diary was soon filling up again with viewings and completions. This month also marked the end of a mini era as we completed on sales of the final new build apartments in the Cantal Homes community.

As summer turned into autumn and autumn to winter, we got the opportunity to exclusively list some fabulous executive properties along with numerous great value apartments and duplexes which were swiftly mailed out to our database of buyers. Viewing appointments are already in place for after the festive holidays ending the year on a positive note.

Although the office will be closed for two weeks over the festive period, we have a couple of completions at notary booked and numerous viewings booked in - after all real estate never sleeps!

We would like to take this opportunity to wish our friends and clients a very merry Christmas and a happy, healthy and prosperous 2023. Also, a mention for our industry colleagues many of whom we collaborated with on sales, as well as the legal professionals who represented our clients during the process of their sale or purchase.
