In order to provide a personal service to all our clients, our rental portfolio is hand picked. Each property is personally visited by our management team and we are confident that we offer potential holidaymakers a wide range of select properties in and around the Mojacar area. We strive for “quality” not “volume” and can therefore guarantee that guests staying in your property will have an enjoyable and memorable holiday.

We understand that your property is an important source of revenue and we will endeavour to achieve its maximum rental potential through local and UK marketing. We will advise you on suggested rental rates and regularly update you with booking information.

At New Wave Villas, we are committed to providing a professional service to both renters and property owners. Our rental management service is charged at just 15% of all rentals arranged by ourselves. Our general management and rental package is detailed below, however we are happy to discuss a bespoke package to suit your individual needs.

Management and Rental Service

Marketing of Property	Your property will be marketed both locally and in the UK in order to maximise rental and revenue potential.	Included in service
Marketing Material	We will take digital photographs of your property for use on websites and will provide detailed description in English and Spanish.	Included in service
Reservation handling	We will manage all reservations, security deposits, payments and tenant screening. Monies deposited in a bank account of your choice.	Included in service
Meet and greet	All guests will be met and escorted to your property on arrival.	Included in service
Welcome pack	We are pleased to include a New Wave Villas welcome pack upon arrival. Your guests have the choice to upgrade the welcome pack at a small charge payable by themselves. See Holiday Enhancements.	Included in service (For rentals of 7 days or longer)
Information Pack	All properties will have a New Wave Villas information pack, detailing property information, local services and maps and emergency contact details, to enhance your guests stay.	Included in service
Cleaning	Following the guests departure your property will be thoroughly cleaned and prepared in readiness for next arrivals.	Charged on an hourly basis. (includes inventory check)
Laundry	Linen and towels will be laundered after each departure, for 2 week rentals a linen and towel change will take place mid stay. This is charged per bed rather than per property size, this helps keep your costs down.	Charged on a per bed basis.
Gas change	We will replace empty gas bottles as required.	Included in service (charged only for new bottles)
Key Holding	Safe keeping of keys including a spare set.	Included in service
Inventory	To ensure all items are present and in working order.	Included during cleaning
Personal service	Your guests will receive our contact details should they require any assistance during their stay. As property owners you will be able to contact us at any time should you have any queries regarding your property.	Included in service
Property Visit	If your property is not being rented out or during off season when the property is unoccupied for a period of time. (full details on request)	Per visit charge
Mail holding / forwarding	We can either forward your post to your home address or keep it secure until your next visit.	Included in service (Postal charges only apply)

Property, Garden and Pool Maintenance	We work with local experts and are happy to arrange competitive quotations for you.	Quotations arranged free of charge to New Wave Villas property owners.
Spring Clean	Recommended after longer periods when the property has not been used. Will include terraces, light fittings, insides of cupboards and drawers, outside of windows.	Charged per hour.
Window Cleaning	Insides of windows will be cleaned during changeover clean; however the outside of windows will require cleaning on occasions.	Charged per hour.
Furnishing and Design	For new build and established properties. Click here for our Ready to Rent service	Quoted on individual basis.
Purchase of necessities	Times may arise when the purchase/replacement of items is required, we can purchase any agreed items and will source the most effective supplier. (this particularly applies to new build properties)	Items charged at cost price. Additional one of fee to be discussed.
Holiday Enhancements	To make your guests holiday extra special and to promote repeat bookings for your property, we offer a range of holiday enhancements that can be requested at time of booking. These can include, beach towel hire, upgraded welcome packs, champagne on arrival etc.	Payable by guests at time of booking.
Property Watch	For owners who choose not to rent their property but want peace of mind that all is in order, (often required by home insurance providers) regular visits to your property and thorough overall check.	Annual Charge. Full details on request.
Rental Assessment	Thinking of renting your property and would like honest, professional advise on how to present your property to maximise bookings?	Free of charge.
